How your share of property taxes is determined

Each year, the King County Assessor estimates the market value of your home (the “assessed value”). The assessed value of your house determines your share of property taxes. It’s important to note that the assessed value is only an estimate, is based on the information available to the assessor and reflects the opinion of the Assessor’s office. According to the Assessor, 25% of property owners who disagree with the assessed value of their property secure a reduction through the appeals process.

How you can lower your property taxes

In King County, Washington there are three ways in which you can you can lower your property taxes:

  1. If you have a total annual household income of $84,000 or less, you may qualify for an exemption. Please see details and the application form on the King County website here.

  2. If the county has made a mistake in assessing your property - basing it on incorrect information - you should contact the Department of Assessments directly at 206-296-7300 or assessor.info@kingcounty.gov.

When you should appeal your assessed valuation

You should appeal if you think the market value of your property - what it would have sold for January 1 of each year - might be below your assessed value. You can appeal your assessment within 60 days of receiving your valuation notice or by July 1 of the assessment year, whichever is later.

You may be able to save hundreds to thousands of dollars in the first year alone. According to the Board of Equalization, 25% of property owners who appeal secure a reduction in their assessed value. In general, you should continue to save money in future years once a lower value is established.
